Retrofit insulation in Missoula MT - warmer rooms in the house you already live in

Cold rooms and a high heating bill in an older house? We seal the leaks first, then add insulation so the heat stays inside.

How do you add insulation to a house that's already built?

Retrofit insulation means adding insulation to a house that's already standing, like blowing loose fill into an existing attic, and in Missoula it's the usual fix for cold rooms and a heating bill that won't come down because the house holds its heat better once the new layer is in.

Most calls I get come from older houses where the upstairs runs cold, the floors stay chilly and the power bill climbs every winter. The first thing I want to know is what's already up there, how many inches, whether it's dry and clean, and whether it's vermiculite, which may contain asbestos because most of it came from a contaminated mine near Libby, here in Montana. The size of the space, how old the house is, how easy the attic is to get into, what's there now and the method you pick move the price, while anything that has to happen before we insulate, plus any permit, moves the schedule. Your written estimate lays out both for your house.

What retrofit insulation involves, in the order we do it

  1. Before I pick a method, I ask how your household uses the house, because some options let you stay home while we work and others mean clearing out for a while. Then I go up, count the inches already there and look for anything that has to come first, since fresh material laid over old insulation that's been soaked or full of droppings just hides the problem, the same way you wouldn't frame a new wall on a rotten sill. We take care of that, then do the air sealing, closing the gaps around can lights, pipes, wires and the attic hatch so the new insulation isn't fighting a draft. We keep the eave vents open so the attic can still breathe, blow in loose fill through a hose as deep at the edges as in the middle, clean up and walk you through what we did.

  2. Most retrofits start overhead, so our attic insulation work covers the bulk of these jobs. Spray foam insulation seals and insulates in one pass, but it costs more, so I usually recommend sealing the gaps and topping up with loose fill unless your ductwork runs through the attic, where foam earns its price.

Why Missoula homeowners call Summit Missoula Spray Foam Insulation for retrofits

  1. I look at every job myself

I come out to see each house in person and I work alongside our crew on the install, so the person who climbed through your attic is the one sealing it. Nothing you told me gets lost between the estimate and the work.

  2. A framer's eye for houses

I framed houses for years before I learned insulation under an established installer, and we started our own company in 2023. Framing taught me what sits behind the drywall and under the floor, so I know where the leaks hide before we open anything.

  3. Licensed and fully insured

Montana requires every construction contractor in the state to be licensed with the Montana Department of Labor & Industry, so it's fair to ask anyone bidding on your house about theirs, us included. Your satisfaction, guaranteed.

  4. Permits checked before we start

Houses inside Missoula city limits and out in the county go through different offices, and we work in both, so for each job we check with the right one and tell you what they said. If the work needs a permit, we take care of it before anyone climbs into your attic.

On a retrofit, what's already in the attic decides the plan, so the first step is a look. Send us a request or call (406) 317-4027 and I'll come out.

What happens after you call about retrofit insulation

  1. Call or send a request

Call (406) 317-4027 or use the form, and we'll get back to you to set a time for me to come out. It helps to tell us roughly how big the house is, how you get into the attic and whether you've spotted anything that looks like vermiculite.

  2. Walk the house together

I go through the attic, walls and basement with you, checking what's there now and where the cold is getting in. Ask me anything along the way, because I'd rather you understand your house than just take my word for it.

  3. Read your written estimate

I send a written estimate that lists each step, from anything that has to come first to the sealing and the insulation, with why each one is there. You see what moves your price before you decide anything.

  4. Seal, insulate and walk through

On the job we handle whatever has to come first, then seal, insulate and clean up. We finish by walking through the work together so you can see what went where.

Retrofit insulation questions from Missoula homeowners

How much does retrofit insulation cost in Missoula?

Insulation jobs of any kind in Missoula usually cost about $1,400 to $4,800 per job, and that's the going rate around here, not a quote from us. A simple attic top-up tends to land toward the low end and a job with old material to deal with first tends to land higher, and your written estimate shows where your house falls and why.

What should I do if my attic has vermiculite insulation?

Leave it alone, because the EPA advises leaving vermiculite undisturbed since it may contain asbestos. It looks like pebbly pour-in fill, usually gray-brown or silver-gold, so you can take a look from the hatch before I come out. If it ever needs to come out, the EPA says that job goes to a trained, accredited asbestos abatement contractor separate from the company that assessed it, so we won't disturb it.

Can my family stay home while insulation is added to our house?

With some methods yes, and with others no. One installer writing in Fine Homebuilding says you can keep living at home during dense-pack cellulose work, where cellulose is blown tight into closed spaces, while spray foam means leaving the work area, and the same account says dense-pack can go in during freezing weather without paying for temporary heat. If foam is the right call for your house, I'll go over the re-entry time, when it's okay to come back, before we start.

Which office handles insulation permits in Missoula?

Inside city limits it's the City of Missoula Building Division, and outside them it's the Missoula County Building Division. The city's permit list names remodels, basement finishing, siding and roofing but not insulation, so it's worth asking, and the city does require a mechanical permit when vents or ducts are added, replaced or moved, including bath fans and dryer vents. As I said above, we check with whichever office covers your house before we start.

How do I know if a contractor will insulate my attic in the right order?

Ask whether they air seal the ceiling before blowing in insulation, because Department of Energy guidance for existing vented attics puts sealing first, and a sealed, insulated attic can help prevent ice dams. Ask too how they'll keep the eaves clear, since that guidance says blown insulation should cover the whole ceiling, with baffles that keep air moving and keep insulation from spilling into the eaves.

How long does blown-in cellulose insulation last?

Properly installed cellulose can work well for decades, according to the cellulose makers' trade association, which also lists sound control and fire protection among its benefits. The catch is in "properly installed," which is why we put it over a dry, clean, sealed attic and keep the edges as deep as the middle.

Other places we do insulation work

  • Spray foam insulation

Foam fills gaps and insulates at the same time, which makes sense when ducts share the attic with the insulation or a space can't hold loose fill.

  • Attic insulation

A lot of the heat in an older house escapes up through the ceiling, so the attic is usually where a retrofit starts and where you feel it first.
